What is a measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How do floorplan services work?

During a floorplan service, a certified appraiser takes measurements of the property with a measuring tool — generally a tape measure or laser measuring device. As they walk the house, they mark the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total living area of the home and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a floorplan service?

Challenging real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from several sources, and occasionally go unverified — which means you may be taxed for more space than you actually have! Unless an appraiser has completed a recent valuation or measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a home or property

A measuring service can ensure that you're paid a fair price for your home. Square footage is one of the most important factors potential buyers consider when purchasing a house — but since these values are frequently approximated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of the property as well as the number of interested buyers. The only reliable method of using an accurate GLA when listing your property is to reference a recent appraisal or home measurement service performed by an appraiser (after any updating that may have affected square footage).

For real estate professionals

To ensure that your client's property sells at a price that correctly reflects market value, we suggest asking for a measurement of the property. Clients, and especially potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tactic for attracting potential buyers because they can see the layout and attributes of the property before and after touring.
